Re-igniting Minnesota's Most Storied Street

In the aftermath of the Covid pandemic, the killing of George Floyd and subsequent riots and ICE's Operation Metro Surge in January 2026, the city of Minneapolis has struggled to recover its former vibrancy.  Good news has been hard to come by.

And yet, along Hennepin Avenue the historic theatres; Orpheum, State, Pantages and Dudley Riggs punch above their weight and draw over 500,000 patrons annually. These attendance numbers are matched by only the local professional sports teams and begged the question of how to take this success and use it to fuel growth for the surrounding area.

Norden Strategies was retained by Hennepin Arts (who mange these historic theatres) to pursue a bold plan --bring back Hennepin's glory days and develop a Theatre District along 5 city blocks.  The boulevard is arguably the most famous street in Minnesota and has been home to more than 100 theaters and boasted the second largest Vaudeville in the country.

The strategy is to serve as a convener of a public/private/non-profit effort to focus development activities along a common vision. Highlights to include upgrades to existing theaters, recruitment of other art-oriented tenants, conversation of properties to increase neighborhood residents, installations of public art and development of a district brand and identity.
